Why You Should Move to Lincoln Before Any Other Town in California

The city of Lincoln is located in the "Gold Country" of California, about 30 miles northeast of Sacramento. It is in Placer County and not too long ago there were only a little over 17,000 residents. In 2007, reflecting the city's "smart growth plan", there were over 40,000 people. In 2006 the city was given a prestigious All-American Cities Award. This coveted award is given by the National Civic League. Lincoln was one of only 10 cities to receive this award in 2006. Among other requirements, each competing city must submit three challenges their city has had and how they responded to the challenge. The competing city must show that they encourage and utilize public participation when making decisions regarding community affairs.

History
The city is named after Charles Lincoln Wilson, who was a transportation executive and built the California Central Railroad. Lincoln had its first settlement in 1859 by John Ziegenbein, G. Gray, John Chapman and E.A. Gibson and the population reached 500 by 1863.

One of Placer County's oldest businesses was established in 1875 and is still in Lincoln. The Gladding McBean terracotta clay manufacturing plant was named after Charles Gladding from Chicago who learned of a large layer of clay near Lincoln. The plant now primarily manufactures clay pipe for Lincoln's infrastructure. Some buildings in the historic district have decorative trims made from this clay.

Placer County Real Estate Forecast 2011

The market for Placer County homes for sale seems poised for a rebound in 2011. This seems to be true because there are several cities located in Placer County that seem poised to have a rebound in home sales.

To see what we mean, here are some real estate market predictions for three cities located in Placer County.

For example, the market for homes for sale in El Dorado Hills seems ready for a strong rebound in 2011.

homes for sale sold

This is true because mortgage rates in El Dorado are still low enough for most home buyers who are in the market for a home in El Dorado Hills. As a result, more people can afford to purchase a home in this city. Furthermore, there are also seems to be plenty of reasonably priced homes for sale in El Dorado Hills that are within reach of most home buyers who want to purchase single-family homes in safe neighborhoods.

In addition the Lincoln residential real estate market also seems primed for a continued recovery.

The Lincoln residential real estate market seems ready to sustain its 2010 recovery because prices for single-family homes have seemed to stabilize after a rough 4th quarter that saw prices tumble -0.2% after increasing for most of the year. In addition, the supply of homes priced between $200,000-$250,000 seems to be high enough that many people who want to purchase a home in Lincoln could find some great deals on nice homes.

Furthermore, the market for Lincoln area homes should recover as long as interest rates for home loans continues to remain low. This is true because it could spur demand for homes that are priced above $250,000. If this happens, the Lincoln real estate market should continue to recover throughout all of 2011.

Furthermore, the Roseville real estate market also seems ready to flourish in 2011.

The market for Roseville homes for sale should flourish in 2011 because there are many fine homes in the area that are under the area's median price for a single-family home. This is especially true in neighborhoods such as the Stanford neighborhood, the Quail Glen neighborhood and the South Cirby neighborhood. These neighborhoods often have very affordable homes for sale that are located close to good schools and many amenities. As a result, don't be surprised to see home prices start to rise in these and other Roseville neighborhoods.

Furthermore, the market should also flourish for Roseville homes because many economists expect the market for single-family and multi-family homes in Roseville to stabilize in 2011. This is should happen because the prices for most homes in Roseville should stabilize to the point where the market can correct itself. If this should happen don't be surprised to see the market for Roseville homes flourish in 2011.

As you can see, many things have to happen in order for the Placer County real estate market to improve in 2011.

However, home buyers who want to find some great deals on affordable homes in Placer County can trust a Placer County real estate agent to help them find a great home. This is the case because most Placer County real estate agents have an intimate knowledge of how the Placer County real estate market works.
